Vineyards on a sunny day in Charente, France

The department of Charente in southwest France, is in Nouvelle Aquitaine, previously known as Poitou-Charentes. It’s one of the sunniest corners of France with roughly 25% more sunshine hours than the UK. Served by excellent motorways, airports close by, plus fast trains to Paris from the departmental capital Angouleme.

There are plenty of opportunities for bargains in the area, especially outside of the main towns. Look to small villages and charming hamlets to discover a range of properties from rustic to townhouse…

We’ve fallen in love with these 3 bargain properties in Charente:

3-bedroom house in Tusson, Charente

Pretty stone house with blue shutters

There are lots of opportunities with this really charming house. Once the realis de Poste, parts of it date back to the 15th century. It’s in two sections, one part has been used as an antiques shop and retains many of its original features including a fabulous enormous fireplace dating back to the 15th century. The second part has a kitchen, lounge and three bedrooms. It needs extensive work to make it habitable, but there is huge potential. You could make it into separate apartments or one huge home.  With large floor to ceiling windows, the light just floods in. All the solid wood floors are in good condition. To the rear of the property there is a large walled garden, which further leads to an ancient walled orchard. It’s close to the lovely village of Ruffec. Guide price €99,000. 4-bedroom house in Lezignac Durand, Charente

Long white stone house with white shutters

This four-bedroom house has a small garage and ample private parking to the side of the house. From the large rear garden there are beautiful views over the countryside. It needs a facelift inside and out but with a bit of updating and refurbishment, it has lovely potential. With mains drains and oil central heating, plus wood burning stove inside, its ready to move in to while you decide on what to do. The agent thinks there’s potential for the development of the garage as another bedroom or possibly as a gite. Close to the Haute-Charente lakes with their beaches, water activities and restaurants, and a comfy drive to Angouleme and Limoges Airport. Guide price €58,000. Gated driveway and courtyard to the front and lovey gardens to the back with gate to an orchard plus a covered terrace – perfect for sunny days! It definitely needs modernising and decoration, but nothing that can’t be done while you’re living there. Guide price €77,000. Details:  www.frenchestateagents.com-empure
